The pattern we see most: flashing, not shingles. A steep Colonial roof concentrates water into a handful of valleys and forces it around dormer cheeks and chimney shoulders. Many of these homes are also carrying layered shingles, a second roof nailed over the first decades ago. We check for that on every inspection, because layered roofs hide deck damage and change what an honest replacement quote looks like. If your roof has layers, we tell you before we price it.

And the canopy. Arlington's mature oaks clog gutters faster and wear shingles sooner. Overhanging limbs scrub granules off every windy night, shaded north slopes hold moisture and grow moss, and the same summer thunderstorms that snarl Route 50 bring limbs down on rooflines.
