Three membranes. The building decides which.
What's under the roof, how much foot traffic it sees and how it drains matter more than any brand name. We check the deck and the insulation for trapped moisture before we recommend anything, so the proposal fits your building and your budget year.
TPO
Heat-welded single-ply membrane with a white surface that reflects summer sun. The most common choice for offices and retail, with seams that are welded instead of glued, so there's no adhesive to let go in a July heat wave.

EPDM
Black rubber membrane with a long track record and the easiest field repair of the three. It takes the freeze-thaw swings between December and March without cracking at the seams.

Modified bitumen
Asphalt-based rolled roofing installed in layers. The tough pick for roofs that see regular foot traffic from HVAC techs, and the one we often suggest for smaller buildings and church additions.

Less disruption, more of the paperwork done for you.
A commercial re-roof is judged by the tenants who never noticed it and the file the board can open two budget cycles later. We plan for both.
Minimal disruption
We stage the job in sections, so no part of the roof is open when the crew leaves for the day. Tear-off noise goes in the window you pick, the dumpster and loading zone go where you say, and tenants get written notice before the first truck arrives.
Documentation you can file
A written condition report with photos before we quote, an itemized proposal by roof section, proof of insurance on request, photos as the job progresses, and warranty registration plus a maintenance schedule at closeout. One point of contact the whole way.
Maintenance plans
A flat roof fails at the drains, the seams and the penetrations, and all three are cheap to keep up. Seasonal inspections, drain clearing, seam and flashing checks, and a written report after each visit, so the owner or the board has a record and the roof doesn't surprise anyone.
Three steps. No surprises for the board.
Site survey
We walk the roof, check drains, seams, flashings and penetrations, and probe for wet insulation. Photos and a written condition report follow. No charge.
Proposal by section
Repair, recover or replace, priced by roof section with options, so you can phase the work across budget years. Itemized, in writing, walked through with you or your board.
Install and closeout
Our own crew installs it, with every section closed before the end of each day. Warranty paperwork, as-built photos and a maintenance schedule arrive in one package.

Commercial roofing questions, answered.
How long does a flat commercial roof last?
It depends on the membrane, its thickness, how well the roof drains and whether anyone clears the drains. TPO and EPDM are both measured in decades when they're installed well and kept up. Ponding water, clogged scuppers and foot traffic around rooftop units are what shorten the number. A seasonal inspection catches all three while they're still cheap.
Repair, recover or replace?
If the deck is dry and there's only one existing membrane, a recover (a new membrane over the old one) is often the right call and saves the tear-off. Wet insulation under the old roof has to come out, so that's a replacement. Isolated seam or flashing failures on an otherwise sound roof are repairs. The moisture check decides, and we show you the readings.
How do you schedule around tenants?
We agree the hours, the loading zone and the tenant notice with you before the start date. Work runs in sections so the building is never open overnight, and the loudest part, the tear-off, goes in the window you pick. Churches usually want the work done between services; retail usually wants early starts. Both are normal for us.
What if a storm damages the roof?
Call 703-595-7031 at any hour. We make the roof safe first, then document the damage with dated photos and meet your adjuster on the roof so nothing is missed. The claim decision stays between you and your insurer. See roof insurance claims and emergency roof repair.
